Total Property Management

Non-Rental Program Basic Service Package is $150.00 per month
Includes a once a week walk through of home to check for: Water leaks Running toilets Appliances working Ceiling damage Burnt bulbs (replace if found) Smoke alarms functioning Batteries in remotes working, replace as needed Home secured and owner closets properly locked Indoor and outdoor ant or rodent infestation Windows and screens sealed and properly in place Patio furniture stored and protected from elements Replacement of batteries, bulbs, or any other items will be at cost. Reporting repairs and scheduling repairs. Reporting damage and working with insurance company on claim *(a fee to insurance company may be applied for emergency services).
Additional Services (we will arrange and oversee and an additional invoice will be itemized if services are performed)
Cleaning and Maintenance We will schedule cleaning at your request and inspect after each cleaning to make sure it will meet with your pre-arranged approval/requirements. Cleaning fee vary depending size of home and extent of work.
Arrange for firewood delivery and stacking
Deep Cleaning This would include cleaning of carpets, blinds, bed spreads, under all furniture and refrigerator. Property inventory is included in this service. The fee will be based on the extent of work and can be customized to fit your needs.
Window Cleaning We can provide bids for property work. Included in bid(s) collection are copies of workers compensation and liability insurance. Once scope of work is determined we can provide property management oversight and actively track the progress.
At year end, property owners will be provided with 1099 forms to all independent contractors. Provide bids and oversee contractors We can provide bids for property work. Key service to Vendors With your approval we will release keys to a vendor. If necessary we will accompany vendor and inspect and secure home after service is performed. Depending on the length of time required to supervise a small fee may be charged. A light cleaning or inspection is included in the fee.
Accounts payable to vendors (Pay utilities and bills) Maintain, track and pay preapproved bills including mortgages, insurance, property taxes, business taxes, rent control fees, and vendor payments. Owners will receive copies of all original bills along with their statements and a check for the monthly cash flow.
